Buyers: Understand the Difference:

Can you save money if you call the listing agent directly or should you call Bob Kirk ?

The Wyoming Licensing Law Statutues state: "a listing agent is the "seller's agent". 

1. The listing agent does list the property for and works for and contracts with the seller, not the buyer. However, he can also represent the buyer.

But did you also know that:

2. The Wyoming Licensing Statutes state the listiing agent has a fiduciary responsibility to the seller, but NOT the buyer. It is the Listing Agent's responsibility to the seller to sell the property for the highest price possible.

 3. The listing agent cannot devulge confidential seller information to the buyer unless the seller agrees, but he can devulge confidential buyer information back to his seller without the buyer's permission.

4. The seller, in his listing contract with the Listing Agent, pays the same real estate fee, regardless of who the buyer selects to use to represent him.

Therefore, if (1.) the listing agent represents the seller, and (2.) the listing agent can devulge your confidential information back to the seller, but he can't devuldge the Seller's confidential information to you and (3.) law states he must get the highest price possible for the seller, wouldn't it be to your advantage to have Bob's expertise in real estate and custom homes working for you, helping you to evaluate, showing you homes with your specific criteria, looking out for your best interests and making certain that the home you select you get at the best possible price?
